Digimon fans in the United States, your wait is over! The popular anime movie DIGIMON Adventure tri. – Chapter 1: Reunion will be released in several cities in the US alongside special one-night screenings. That sounds like a party fans must not miss!

Toei Animation and film distributor ELEVEN ARTS have partnered up to plan one-night screenings in over 300 movie theatres on September 15, 2016. This will be followed by multi-city theater release across the U.S. in major cities. This will be the first English Digimon movie to be released in the U.S. since 2000 – that’s a 16-year wait!

The Story

It’s been six years since the summer adventure when Tai (now in high school) and the rest of the DigiDestined crossed over to the Digital World and nearly three years since frenzied final battles between warring factions. With the gate to the Digital World closed, time continues to pass, until the adventure Digivolves once again.

The Official English Localization Project for Visual Novel “Sharin no Kuni, Himawari no Shojo” Begins! #JHedzWorlD

Ready to be moved to tears and have your mind completely blown?

The phenomenal Japanese visual novel Sharin no Kuni, Himawari no Shojo (Wheel Country, Sunflower Girl) is officially being localized into English for the world to enjoy. What! When? How?! Calm down, we know you’re excited! (So are we!) The official crowdfunding project has just opened on Kickstarter as of July 29! You can find out more about the visual novel’s cleverly contructed story and support the project here!

This project is a collaboration between the game development companies AKABEiSOFT2, in charge of the game’s development, and Frontwing, in charge of publishing and localization, and us! Tokyo Otaku Mode is proud and honored to be supporting the operations of this project from managing the Kickstarter page to packing and shipping your rewards!

El reciente anuncio solo agilizará procesos y unificará criterios a nivel administrativo, pero no mejora condiciones crediticias, señalan expertos.

El objetivo del convenio es aumentar el monto de los créditos para que los trabajadores compren casas mejor ubicadas y más amplias.

La alianza entre el Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit) y el Fondo de Vivienda del Instituto de Seguridad y Servicios Sociales de los Trabajadores del Estado (Fovissste) con la finalidad de mejorar el acceso a financiamiento de la vivienda, no repercutirá en mejores condiciones de crédito para los derechohabientes. El cambio es solo administrativo, explican especialistas hipotecarios.

“El objetivo de esto es que la gente al mancomunar los recursos de las dos cuentas pueda acceder a una línea superior de crédito y de capacidad de compra, pero los créditos seguirán en Unidades de Medida Actualizada (UMA), que están relacionadas directamente al Índice Nacional de Inflación, lo que cada año hará aumentar su deuda”, explicó José Luis Salazar, director comercial de Creditaria.

La posibilidad de unificar créditos ya existía desde 2015 únicamente con cónyuges. Ahora esta modalidad permitirá que se puedan conjuntar los créditos entre padres, hijos y hermanos, aseguró Manuel Gómez-Haro, director Comercial Nacional de SOC Asesores Hipotecarios.

Otra de las ventajas es que el derechohabiente del Fovissste no estará sujeto a un procedimiento aleatorio para solicitar el crédito y el derechohabiente del Infonavit deberá cumplir con los requisitos del Instituto para que se le otorgue.

Para Fovissste, el crédito no tendrá tope en el valor de la vivienda ni en el crédito. Por su parte, en el sitio web del Infonavit, dice que el tope del préstamo en el Instituto será de 921,472.64 pesos.

“El fondo de esta alianza es agilizar los procesos para que estas personas puedan utilizar el beneficio de las cotizaciones en ambas instituciones, pero fuera de eso no hay más allá”, aseguró Fernando Soto-Hay, director general de Tu Hipoteca Fácil.

Y es que pese a unificar procesos, políticas y tecnologías para facilitar los créditos para la adquisición, construcción, reparación y mejoramiento de la vivienda nueva o usada o para el pago de pasivos previamente adquiridos, las condiciones de otorgamiento de crédito no se van a mejorar ni a unificar al día de hoy. Es decir, que al adquirirse este crédito doble se tendrá que asumir el costo financiero de cada uno se los prestamos.

“Financieramente, no te conviene sacarlo porque ambas instituciones dan el crédito más caro. La mejor opción para una persona que tiene la prestación de uno u otro lado es sacar un producto en asociación con el banco”, sugirió Salazar.

Roxana trabaja en una empresa privada y Jaime, su esposo, en una institución de gobierno. Ambos quieren adquirir una propiedad de 1.8 millones. Pero haciendo las cuentas si deciden unir sus créditos, su deuda se eleva a casi 3 millones de pesos.

Él tiene un préstamo de Fovissste de 506,000 pesos, con una tasa de interés del 4% y mensualidades de 4,973 pesos a seis años en UMA. Ella un préstamo con Infonavit de 813,000 pesos con una tasa de interés del 12% también en UMA, mensualidades de 8,200 pesos a 13 años, según los cálculos que arrojan los simuladores de crédito de ambos institutos.

“Una mensualidad de 13,000 pesos nos dejaría sin recursos para tener otras actividades como entretenimiento y estaríamos limitados en gastos”, reflexionó Roxana, quien pensaba que lo mejor era unirlos.

El crédito que adquiera la pareja aumentará porque el precio de la UMA crece anualmente y el plazo que les otorgaran los institutos del gobierno siempre supera los 15 años.

“La mejor opción para comprar una propiedad sigue siendo Fovissste más banco o Infonavit más banco porque el mayor préstamo lo va a hacer la institución bancaria y el saldo de subcuenta más el crédito de cualquier Instituto lo puedes utilizar para pagar el enganche que te haga falta y los gastos notariales. Pero si tomas el crédito con ambos institutos, el 100% será para el pago de la propiedad”, explicó Salazar.

Actualmente, los bancos ofrecen créditos en pesos a tasas de interés fijas de entre el 7.5% y el 10.5%, mientras que los institutos ofrecen créditos en UMA con tasas del 4% al 12% según los ingresos del trabajador.

Finalmente, si se trata del mismo trabajador con dos ahorros para la vivienda o de uno de los miembros de la familia que no lo ocupe, ese saldo se depositará en la Afore al momento del retiro y podrá utilizarlo en su vejez.

“El problema de esta alianza es una noticia más estética que de fondo. El infonavit no está preocupado por mejorar condiciones crediticias, sino por lograr una mejor rentabilidad de los fondos administrados y eso es acosta de los trabajadores ”, concluyó Fernando Soto-Hay.

Los requisitos para solicitar el crédito en conjunto (Infonavit-Fovissste) son:

-Copia de identificación oficial vigente, puede ser pasaporte o credencial para votar de ambos solicitantes.
-Original de acta de matrimonio
-Carta de autorización de crédito Fovissste.
-Precalificación del crédito tradicional Infonavit
-CURP de ambos
-Comprobante de domicilio de ambos.

How to Uninstall and Reinstall WordPress
In this post I have explained how you can uninstall and reinstall WordPress. You will rarely think about uninstalling/reinstalling WordPress on your site unless you start having ‘Apache security mod rewrite and htaccess’ issue like myself. I decided to Reinstall WordPress on one of my sites after trying numerous fixes to solve the issue and getting no result. Some people uninstall/reinstall WordPress to start over from scratch. Anyway, whatever the reason is, you can uninstall and reinstall WordPress using one of the following methods:

Approach 1 (Full Clean Uninstall)
Delete all your WordPress files and folders from the site (usually from your ‘public_html’ directory).
Delete the WordPress database user and table (usually through ‘cPanel’ control panel if your site has ‘cPanel’). Go to the MySQL database section and you can remove the database and DB users from that interface.
Now Install WordPress from the beginning like you did the first time and you are done (How to install WordPress).
Approach 2 (Quick Fix Uninstall)
Delete the WordPress database user and table.
Create new database user and table and update the ‘wp-config.php’ file with the new information (alternatively you can reuse the same user name and table name from previous and you won’t have to update the ‘wp-config.php’ file)
Run the installer (install.php) by visiting your site.
How to Delete the WordPress Files and Folders
You can delete all of your WordPress files using one of the following methods:

Option 1: Log into your site’s cPanel/Control panel and go to the file browser. Find the folder where all the WordPress files are and remove those files.

Option 2: Log into your site using a FTP software (example, FileZiall). Go to the folder where WordPress is installed. Select all the files and folder then hit the delete button then confirm the deletion.

Option 3: If you have shell access to your server then you can log into your server using a SSH client then browse to the folder where WordPress is installed. Now issue the “rm” UNIX command to remove files and folders. This option should only be exercised by advanced users who are familiar with the UNIX system.
